We manage soft services through trusted best-in-class partners, and self-delivery of hard services. Utilizing an AGILE delivery model with structure, governance, and accountability through employee empowerment. Partnership with Local also provides access to our "Best in Class" additional services: Sustainability and Energy Programs, Project Management, Moves & Changes, Security Consulting, Workplace Strategy, and Host Workplace Experience.

The Division Managing Directors will lead our continued Americas Expansion. Each Division East and West will have 4-6 Business Units and will report to the President of GWS Local Americas.

Job Purpose:
  • Provide leadership with full ownership and accountability for the GWS Local business in the United States.
  • Establish and maintain a culture of exceptional client service
  • Deliver sustainable, profitable growth; statutory compliance and governance; team leadership and development; client relationship management and the attraction and engagement of new clients.
  • Lead the implementation and continued development of CBRE's products, culture and behaviours to deliver long term growth targets of the Company
  • Set the strategy, growth, customer, people and financial targets for the Division in line with Company targets
Key Outputs / Deliverables:

Strategic Planning and Review
  • Formulates divisional annual and long-range plans, anticipating economic, technological and market trends
  • Continually focuses on developing the business through building strategic customer relationships and ensuring that resources are ready and able to manage growth
  • Undertakes divisional business reviews that ensures all business metrics are considered and challenged to drive ever-higher standards

Quality and Safety Leader
  • Intervenes to protect our people and the business, and drives continuous safety culture improvement
  • Ensures mandatory processes are in place and compliant, including but not limited to; line management auditing, QHSE objective setting and tracking, Dynamic RA, H&S scenario training and statutory investigations
  • Sets an example of exceptional standards in all QHSE activities, language and communications
  • Creates a culture of exceptional quality and innovation

People Leader
  • Is highly visible and accessible to the team and is recognised as the Managing Director through presence and role modelling of company culture and behaviours
  • Ensures the performance management framework and tools are fully understood and utilised
  • Ensures the success of the divisional team through the availability of skills and appropriate motivation
  • Ensures delivery of Bonus Scorecard targets and objectives, followed up through continual review against these targets and performance
  • Owns the succession plan and talent management 6 box grid
  • Leads a culture of collaboration and team work ensuring that employees are recognised and rewarded as appropriate
  • Ensures all team (depth of understanding dependent upon level and grade) members understand, are up to date on, and can articulate the CBRE offering and the market conditions we operate within

Customer Relations Leader
  • Represents CBRE in a professional and credible manner to clients and stakeholders
  • Develops high-level customer relationships with both existing and potential customers through fully understanding and anticipating their and industry sector needs
  • Works collaboratively with other business leaders across all service lines, ensuring our offer is differentiated from our competitors and simple to engage for our clients
  • Ensure customers perceive exceptional value from CBRE though Quarterly Business Reviews / strategic meetings, strategic workshops, relationship workshops, professional reporting standards and exceptional quality charters

Business Development Leader
  • Identifies opportunities to drive growth
  • Actively contributes to the development of the CBRE service offering
  • Owns Germany element of assigned global/regional client opportunities
  • Leads local business development
  • Ensures accuracy of the sales pipeline for divisional opportunities

Operational Leader
  • Influences key KPI and financial performance metrics and manages achievement through divisional leadership
  • Drives the business review process to deliver ever higher levels of performance
  • Ensures that the company brand promise, service offering, and values are fully evidenced on all accounts at all times
  • Acts as the executive sponsor and sign-off for all mobilisation and transition activity to ensure that the company ways of working and customer expectations are met
  • Leads the fair treatment of suppliers at all times, professional supplier management and arbitration of disputes

Financial & Asset Management Leader
  • Takes proactive action to ensure revenue, operating profit, working capital and all other financial targets are met and continually improved upon without compromising exceptional service standards or customer relationships
  • Owns the divisional annual plan, P&L and balance sheet, and in year forecasts.
  • Ensures that the Company's financial controls are being stringently followed by all employees, including cost control, purchase order authorisation etc.

Decision Making/Budgetary Control:

The Managing Director is fully accountable for their client and potential client relationships, QHSE performance and controls, their people, operational delivery, and financial outcomes

Success Measures:

Achievement will be measured by specific targets/KPIs/metrics through the Divisional Reviews process. These will include but are not limited to:
  • Delivery against the GWS Divisional and EMEA financial business plan
  • Delivery against strategic agenda
  • Customer feedback/achievement of high levels of customer satisfaction
  • A fully recruited trained team with established succession & talent pipeline
  • Brand recognition in the external market and thought leadership
  • Team and individual employees' behaviours

Education And Experience:

Bachelor's degree (BA/BS) from a four-year college or university and a minimum of 15 years experience and/or training required. Master's degree preferred.
