JOB SUMMARY

CBRE's New York Tri State Region Investment Properties Group is seeking a highly qualified and exceptionally motivated candidates for a Sales Professional - Associate position. Working under the direction of senior executives and leaders in their field, this position offers the opportunity to be part of a team that regularly handles high profile sales transactions for some of New Jersey and New York's most prestigious properties across multi-family, industrial, office, and retail assets.

The role encompasses a range of responsibilities and skills that are focused on developing business and negotiating the selling and marketing of commercial real estate properties for clients, as well as the due diligence and financial analysis of real estate strategies. The candidate must be proactive, ambitious, highly organized, and perform at a high-level in a client-focused, time-sensitive, and collegial atmosphere. A strong quantitative mindset and grasp of real estate and financial principles as well as modeling concepts are crucial to the success of this role. Duties and responsibilities include, but are not limited to:

ESSENTIAL DUTIES AND RESPONSIBILITIES

Secures new and expanded business opportunities through prospecting, networking, relationship building, and selling additional CBRE services to current client base.

Provides tenants and landlords with pertinent information on current market conditions and property values.

Accompanies prospective clients to property sites to discuss property features and terms.

Prepares Broker Opinion of Value (BOV) for prospective clients to secure new business and analyzes data. Develop and prepare sophisticated and tailored client presentations and deliverables, including pitches and offering memorandums.

Drafts correspondence to existing and prospective clients. Gathers, prepares, and distributes marketing materials.

Gathers and coordinates materials necessary for transactions such as listing agreements, commission agreements, sales agreements.

Assists attorneys in preparing real estate contracts and participates in contract negotiations and due diligence.

Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry.

Engages in local business community and charitable events, as well as industry and professional associations for the purpose of creating new contacts and generating new business.

Handle all aspects of the due diligence process which includes maintaining an inventory of documents received and requested, outstanding buyer due diligence items, correspondence with both buyers and sellers.

Evaluate and analyze a variety of financial results and indicators such as capital expenditures, financing scenarios, investment opportunities, rate of return, operating records, financial statements, etc.

Review, analyze, abstract and interpret various real estate documentation, including leases, operating statements, business plans, PCA/Phase I Reports, zoning studies, etc.

Build, update, audit and manage ARGUS AE and Excel models using detailed diligence information to create accurate financial projections.

Maintains accurate and up-to-date information in company databases.

SUPERVISORY RESPONSIBILITIES

May provide informal supervision to individual employees within a work unit and/or group, but does not include hiring or firing. Provides informal assistance such as technical guidance, and/or training to coworkers. May coordinate and assign tasks to co-workers within a work unit and/or project.

EDUCATION AND EXPERIENCE

Bachelor's degree (BA/BS) from four-year college or university. Prior work in Capital Markets is recommended.

CERTIFICATES AND/OR LICENSES

Real Estate Salesperson license.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires intermediate knowledge of financial terms, concepts, and accounting principles, as well as a basic understanding of real estate. Coursework or practical application of finance, accounting, statistics, and other general business concepts. Financial modeling experience helpful.

REASONING ABILITY

Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.

OTHER SKILLS AND/OR ABILITIES

Intermediate skills with Microsoft Office Suite. Experience with ARGUS AE and Excel modeling is recommended. Exceptionally strong work ethic, team player, and adaptable in a fast-paced environment.

SCOPE OF RESPONSIBILITY

Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause long-term impact to co-workers and supervisor.
