Job Type: Officer of Administration Bargaining Unit: Regular/Temporary: Regular End Date if Temporary: Hours Per Week: 35 Salary Range: Commensurate with experience Position Summary Reporting to the Executive Director, the Associate Director of MEP oversees the operations of the HVAC steam distribution systems, pump, electrical, vertical transportation, fire systems, metering/and other building automation system controls across a diverse and large portfolio of residential and commercial properties, ensuring that the highest level of organizational excellence are achieved and maintained. Responsibilities Oversees the operations of the HVAC steam distribution systems, pump, electrical, vertical transportation, fire systems, metering/and other building automation system controls across a diverse and large portfolio or residential and commercial properties, ensuring that the highest level of organizational excellence are achieved and maintained. He/she will work closely with his/her direct report(s) to document and maintain current knowledge of all University systems. Oversees the management of the facilities to include the operation and maintenance of the monitoring across the portfolio. Develops and implements systems and processes to establish and maintain records for the operating unit. Produce reports on financial performance and overall performance of the unit. Coordinate turnover with maintenance staff to maintain results within budgeted parameters. Monitors the allocation of building system capability to various base building and tenant/client needs. He / she develops technical enhancements to improve building operation and identifies equipment needing replacement or reconditioning resulting in the need for University investment. The Associate Director of MEP works closely with other members of CU Facilities and Operations in the review of design documents, specifications, and plans related to building systems. Set up and review monthly service request summaries to pinpoint and correct reoccurring operational issues. Responsible for recognizing and communicating system shortcomings to his/her direct report(s). He / she will ensure that all facilities representatives are informed of all activities that may impact their operations. Manages and communicates all information relating to client projects, which includes a coordinated effort with internal departments, clients, vendors and contractors. He/she will be responsible for the direct supervision of all nonunion and union associated staff. In addition, he/she will be responsible for the supervision of contractors, and consultants working at Columbia University. Performs other duties and special projects as assigned. Minimum Qualifications Bachelor's degree required. A minimum of 7 years of direct experience in HVAC operations required; HVAC field troubleshooting experience required. Experience managing unionized workforce required. Must have strong familiarity with energy management techniques, equipment life cycle cost analysis, request for proposal bid process and intermediate to strong skills in Microsoft office computer systems. Preferred Qualifications Mechanical engineer, MEP project management (HVACR-Boilers, Chillers, Micro-Turbines, Ctrls/BMS) construction cost management and strong knowledge of customer service.
