Job Description
Responsible for the general maintenance of the facility and its systems. Responsibilities also entail knowledge in preventative maintenance procedures, troubleshooting guidelines, work request documentation, spare parts appropriation and inventory control.

Required Qualifications
Perform all tasks in accordance to all OSHA and Facility safety guidelines.
Perform all aspects associated with battery servicing.
For HVAC, ensure that all storage, usage and recovery of refrigerant is in accordance with all National, State, and Local regulations.
Perform all aspects associated with building and site maintenance, including all building hardware and internal structures, fire suppression systems, plumbing and associated fixtures, dock and roll up doors, etc.
Ensure optimum equipment and building performance through maintenance, repair, and preventive maintenance tasks that are in accordance to the original manufacturers (OEM) specifications and guidelines, or appropriate facsimile thereof; unless otherwise specified by management.
Maintain accuracy and appropriate inventory levels for all associated equipment spare parts, hardware, and specialty tools.
Perform routine battery changes to material handling equipment utilizing the Battery Changers.
Experience repairing and maintaining material handling equipment and all associated conveyor equipment.
Ensure all equipment record keeping and information assimilation associated with job function is disseminated appropriately throughout the Department in a timely and accurate manner.
Read, comprehend, and interpret technical reference manuals, blueprints, wiring diagrams, electrical/pneumatic schematics, and ladder logic diagrams.
Perform other duties as required by management.
Supply personal hand tools as required to perform R&M on equipment.

Must have one year experience in one of the following areas: HVAC, Fire Protection, Dock Equipment or Fire and Safety Equipment. Two years’ experience in general facility maintenance or successful completion of vocational school training where concentration of study centered on one of the following disciplines: electrical or mechanical repair, construction, or electronic technology.

Preferred Qualifications
General maintenance/repair/preventative maintenance in the subsequent areas: mobile and fixed material handling, equipment and electrical systems and associated equipment.
Greet vendors/contractors at lobby areas and escort to Facility Service shop or location where services are to be performed.
Prior to completion of each shift, ensure all shop tools are properly stored and the shop cleaned.
Complete and submit daily worksheets describing tasks/work performed.
Follow appropriate guidelines in the procurement of all spare parts and tools used in the repair of existing equipment.
Comply with the inventory control procedures in the recording of spare parts when stock is at the minimum level.
Insure all blueprints, equipment manuals, and other documentation are kept current and safeguarded for the Facility Services’ Library.
Ability to cross train and perform to standard in various functions as required by Management.

Good written and verbal communication skills.
Lifting: occasional medium heavy, frequent medium heavy.
Frequent bending/reaching/stooping; frequent walking/standing/climbing.
Ability to operate and be certified as an Operator of Powered equipment as needed.
Capable of understanding and using technical information as a tool in the performance of daily activities.
Ability to use a variety of hand and powered tools.
Ability to follow written and verbal instructions.
Work overtime as required, in emergency situations or when given prior notification by management.
Must be able to work well with others and maintain a safe work environment at all times.
