Kelly Services is Recruiting for an opportunity in the Ocean Isles/Sunset Beach, NC area.

Pay Rate: $15.00 per hour

2-3 month assignment
open to part time but need coverage from at least 10am-2pm, would prefer full time 8am-5pm

POSITION SUMMARY: This position is an integral part of the community management team, who is responsible for ensuring the community is maintained in first-class condition. The Operations Manager’s primary responsibility is to oversee the operation, repair and maintenance of association-owned and/or maintained properties (including, but not limited to the Plantation Club, Beach House, Nature Pavilion and common grounds), as well as roads & storm water systems and landscape maintenance, in accordance with the Associations Governing Documents and adopted policies, rules and regulations.




  • Knowledge of pool equipment operation, maintenance, and repair.

  • Prepare bid specification and make recommendations for the award of contracts. 
  • Ensures that contractors have and maintain on file with the Association current certificates of insurance and W-9 forms.
  • Directs and evaluates the work of contractors in maintaining the property, including but not limited to landscape and grounds maintenance, HVAC, pool maintenance, etc.
  • Maintain productive communications with applicable committees related to their areas of responsibilities and in accordance with their Charters.


  • Manage Vacant Lot Maintenance Program.
  • Work with Landscape Committee Chair to manage community landscape maintenance.
  • Inspects facility and properties routinely, but not less than weekly. 
  • Cause to be maintained and repaired all site improvements, buildings and facilities; including but not limited to, signage, paving, drainage, sidewalks, fences, gates, sports courts, lighting, plumbing, electrical, HVAC, pools, spas, fitness equipment and other community amenities and property.
  • Oversee operation, repair and maintenance of access control, fire, and security systems.
  • Establish and maintain preventative maintenance schedules.
  • Cause to be maintained pools, spas, elevators, and any other property subject to governmental inspections in condition to pass any required inspections.
  • Complete repair work orders in a timely manner using in-house staff, contractors, or committee volunteers, as appropriate. 
  • Order equipment, parts, and supplies.  Maintain adequate stock of frequently used items as appropriate.
  • Maintain updated facility records including warranty information, furniture, fixture, and equipment lists, building/landscaping plans, etc.
  • Respond to afterhours emergencies.



  • Work with the General Manager, other association staff members and the Rules and Regulations Committee in maintaining the community standards.
  • Maintain awareness of the community “fit and finish” and work with management team, Board, and committees to correct or upgrade any conditions that are not consistent with the community standards. Be observant to detect maintenance needs throughout the community.
  • Be conversant with association rules & regulations and safety practices to assist with compliance.


  • As needed or requested, provide statistical reports and analysis on utility usage, work orders processed and useful life estimates of association assets, etc.
  • Provide weekly update on activities, issues, problems or concerns to General Manager. 
  • Assist in annual budget preparation and monitor departmental performance against adopted budget. 
  • Review and authorize departmental expenses.
  • Provide excellent customer service.


  • Attend and assist in the conduct of all staff and Association meetings.
  • Attend seminars and classes as assigned.
  • Maintain project lists.
  • Perform other duties as assigned.

  • Work is conducted both indoors and outdoors.  Employee must be able to work outdoors in various weather conditions, particularly high heat, and to walk long distances to perform physical inspections. 
  • Employee must be able to lift and carry up to 50 lbs., climb ladders and to perform other physical labor and withstand inclement weather conditions as necessary. 
  • Employee is required to see, talk, and hear. 


  • High School graduate.
  • At least three years’ experience in facility & grounds management and maintenance. 
  • Computer skills with Microsoft Office programs.
  • Able to work evenings and weekends as needed. Must possess and maintain a valid driver’s license.


  • Experience working for a community association or country club in a similar position.
  • Must be able to consistently achieve high work standards
  • Flexibility and adaptability to rapid change
  • Two years’ college or trade school.
  • Certified Pool Operator’s Certificate.
