Position Summary:


The role of Financial Analyst presents the opportunity to work on the leading investment brokerage team in Western Canada and play an integral part of some of the largest, most recognized, and most complex commercial real estate transactions in North America. The Financial Analyst’s primary objective is to provide support to the National Investment Team’s (NIT) commercial real estate underwriting process. As part of NIT, you will work with team members across Canada and will be exposed to some of Canada’s leading investment professionals. Key duties and responsibilities of the Financial Analyst are as follows: 

Financial modeling and cash flow projections for commercial real estate assets using ARGUS Valuation software and Excel; 
Property operating budget reconciliation incorporating detailed operating expense recovery methodologies; 
Analyzing investment returns, yield metrics, scenario analyses, and profitability of commercial real estate investments; 
Commercial tenant lease reviews including analysis of lease terms and special options impacting financial and non-financial terms affecting property investment characteristics and development potential; 
Analyzing leverage and impact of debt financing on property cash flows and return metrics incorporating conventional mortgages, vendor-take-back financing, second mortgages, and other non-conventional financing; 
Valuation of development and redevelopment sites utilizing residual land valuation and comparable transactions approaches;  
Support the preparation of marketing materials such as marketing brochures, confidential offering memorandums, and investment analyses; 
Assist with transaction execution functions including preparation of property documents, due diligence support, tenant interviews, and addressing purchaser questions. 

Main Requirements: 

Minimum of 1 – 2 years of relevant work experience 
Reliable and committed team player 
Strong analytical and financial modeling skills, including proficiency with Microsoft Excel 
Knowledge ARGUS Valuation (ARGUS Enterprise) software is an asset; 
Strong numeracy and writing skills are essential; 
Proficient in Microsoft Suite, including PowerPoint, Word and Excel; 
Position requires demonstrated problem solving and innovative decision making with the ability to work under tight deadlines; 
Ability to read, comprehend, and analyze complex client contracts and associated legal documents; 
Adaptable to performing multiple functions; 
Strong organizational skills; 
Excellent communication skills and command of English is required; 
Demonstrated ability to work effectively under pressure; 
Commitment to ethics, integrity, professional conduct, and clients.



A minimum of a Bachelor’s degree in finance, accounting or real estate; 
CFA® or other financial designation is an asset; 
Demonstrated experience in preparing, comprehending, analyzing, interpreting and communicating complex information;

We are in particular need of Building Maintenance Technicians and Maintenance Managers.  Folks that have current hands on experience with HVAC, refrigeration, plumbing, electrical, PLC’s, robotics, conveyor systems, carpentry, automation, controls and/or general maintenance.  And we need Managers that can direct these employees.
