Harvard Capital Projects (HCP) is responsible for managing the planning, design, permitting and construction of projects on Harvard's campus in Cambridge and Allston, and occasionally beyond. The Assistant Project Manager (APM) will report to a Senior Project Manager, and is responsible for supporting the project management team in the day to day activities associated with the design, permitting, construction, and occupancy transition for the project(s) to which the APM is assigned. Responsibilities: Project Management Participates as a member of HCP's professional team managing projects across the campus, and occasionally beyond. Support the HCP project management staff in the project delivery process through the design, permitting, construction and close-out phases of the project. Helps facilitate communication throughout projects, particularly during transition from one phase to the next. Supports developing and maintaining project schedules and budgets from planning through project closeout. Communicates to the Senior Project Manager issues affecting project program, quality, budget, scope, timeline or delivery. Participates in the owner's construction meetings, contributing to the review of construction progress and quality. Supports the HCP project management staff on all change proposal reviews, and project schedule and budget updates. Responsible for reporting on field project quality control systems. Supports review and coordination of all submittals to ensure expeditious processing. Participates as necessary in observing on site tests required by the contract documents and supports coordination of testing activities by agents retained by the Owner. Observes and reviews the contractor's record drawings and reports any apparent failure by the contractor to maintain records. Supports the HCP project management staff in coordinating an efficient and orderly project closeout process. Works with HCP project management staff, consultants and operations personnel to prepare a punch-list for the contractor, and ensure punch-list items have been addressed appropriately. Helps sustain an environment that fosters teamwork, excellence, respect, accountability and diversity. Financial Management Participates in the review of all project invoices, including the monthly contractor requisition. Supports the HCP project management staff in executing their duties to manage project cost control; issue cash flow projections; provide budget updates; and review proposed change orders. Participates in the value engineering process. Regulatory Approvals Supports HCP project management staff in submissions to jurisdictional authorities for permitting. Supports all efforts to ensure compliance with regulations and all authorities having jurisdiction. Salary Grade: 057 Union: 00 - Non Union, Exempt or Temporary Bachelor's degree in a technical field (engineering or architecture) related to construction, project management or the equivalent. Minimum 5 to 7 years' experience working in positions of growing responsibility in the design and/or construction industry. Some experience in all aspects of construction design through occupancy Some field experience on construction sites. Competency with the following software systems: eBuilder, BIM, Microsoft Office Suite Emerging, but definite, ability to lead through influence rather than authority Ability to thrive within a team structure Strong communication skills. Ability to work with diverse constituencies. Familiarity with design and construction processes. Familiarity with City, State, and Federal codes and ordinances.
