Working with a dynamic and highly successful office leasing team, the Client Services Specialist (CSS) is a pivotal team member focused on driving the marketing efforts for the growth of the team’s business. The CSS is responsible for designing marketing materials and coordinating with other marketing experts within CBRE and third-party vendors on various assignments and tasks to support the efforts of the team's office portfolio. The CSS will act as the team thought-leader by recommending and coordinating the implementation of marketing strategies based on the unique goals of the team's different assets and clients in a fast-paced environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Understands the goals of the leasing team and is able to generate unique ideas, concepts, formats, visuals, copy/taglines and overall marketing strategies for various assignments within the team portfolio.
Conceptualizes and develops the design of flyers, property brochures, proposals or offering memoranda for the purpose of closing deals.
Responsible for managing the workflow of the design team members and the design process for all marketing assignments. Delegate projects and tasks to the design team, monitor work/in progress and provide direction on prioritization through active communication with the leasing team.
Provide quality control for mass email campaigns, flyers, marketing centers, brochures, floorplans, etc. and ensure the appropriate branding, content and formatting are used.
Ensure schedules are met and various aspects of materials are accurate and delivered in a timely manner.
Detail oriented and responsible for reviewing the work of the design team. Duties will include proofreading content, ensuring appropriate branding and preparing materials for the final review of the leasing team.
Supports Sales team members in the implementation of business strategies.
Heavily involved in coordinating several broker marketing events throughout the year.
Execute advanced graphic designs and provide support to additional marketing professionals. Work directly with the leasing team on large projects, including responding to RFP's, pitch presentations, high margin building repositioning/branding development projects, etc.
Participates in the formulation and strategy for marketing particular properties and expanding business for a dedicated team.
Acts as single point of contact for all data requirements from the sales team, including information related to marketing, research and financial analysis.
May source properties and/or clients by researching local and national databases. Tracks and reports on responses and communications from sourcing activities.
Creates and produces electronic and/or direct marketing campaigns for sale or lease of properties to include customized property information materials, comparable market analyses, market and industry research and targeted mailing lists.
Maintains and updates marketing infrastructure which may include a database system, intranet and external website, including data on all prospects.

EDUCATION and EXPERIENCE
Associate's degree (A.A.) or equivalent from 2-year college required. Bachelor's Degree (BA/BS) from a 4-year college or university preferred.
CERTIFICATES and/or LICENSES
Current real estate license for where work is performed.
COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.
FINANCIAL KNOWLEDGE
Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts and/or commissions. Conducts basic financial analysis.
REASONING ABILITY
Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Advanced skills with Microsoft Office Suite, InDesign, and other Adobe Creative Suite Programs preferred.
